When you prepare your home for sale, one way that will guarantee a maximum return on your investment is choosing the right home upgrades. That’s why I’m here today to share three home upgrades you should do, and three home upgrades that you should avoid.

The Three Do’s

  • The kitchen is a central hub in any home, and buyers will often pay more for a modern kitchen. Investing in kitchen upgrades can yield a great return, as buyers appreciate not having to spend additional money on this area.
  • Applying new paint throughout your house can make it look new and modern. Fresh, bright paint can hide signs of age and wear, increasing your home’s appeal and profit potential.
  • Upgrading your flooring can significantly enhance your home’s appeal. If you have carpet, consider replacing it with hardwood floors to create a modern look. If your carpet is in good condition, a thorough cleaning can make it feel new again. Buyers should feel like they are walking on new flooring when touring your home.

The Three Don’ts

  • If you live in an area with long winters and heavy snowfall, extensive landscaping might not provide a good return on investment. Potential buyers may not value landscaping as highly if it remains hidden under snow for several months.
  • Avoid doing partial upgrades, even if you only intend to show buyers the renovation potential. Buyers will more likely see these as incomplete projects they’ll need to finish. Instead, you may either fully upgrade an area or leave it as is.
  • While accent walls can add character, too many can make rooms feel smaller and more confined. If you choose to add accent walls, limit them to one or two in separate rooms. Opt for light, neutral colors like whites or grays to make spaces appear larger and more inviting.
