4 Tips To Enhance Your Home’s Lighting During Showings

How important is lighting when selling your home? It might sound simple, but your home’s lighting can have a huge impact on a potential buyer’s decision when visiting your property.

We all know that first impressions matter. From the moment a buyer steps out of their car until they get back in, they’re already deciding whether they want to live in your property for the next five to seven years or longer if they’re not an investor. This means you have to make that first experience in your home a great one.

There are four factors to consider if you want your buyer to have a great experience in your home, as follows:

• Safety. Do they feel safe in your home?
• Space. Does it feel spacious?
• Upgrades. Are home upgrades done right?
• Energy. What is the overall energy and vibe of the property?

This is where proper lighting can help. There are several ways to light up your property for a better buyer experience.

2. Matching light bulbs. I’ve seen many properties where the exterior lights have different wattages. For some, it’s not a big deal, but it shows buyers that your property lacks care and intentionality. When viewing a home for the first time, it’s easy for buyers to jump from one thought to another, so consistency should be considered. 

3. Strategic lamp placement. Placing lamps throughout your property can make your home look more spacious and showcase the size of the rooms. You’ll be surprised how easy it is to lose 1,000 square feet just because of dark corners in your house, especially during winter.

Get some beautiful lamps and put them in areas where buyers will want to see more space, like the living room, dining room, or even the kitchen, to highlight those fantastic upgrades you’ve made.

4. Embrace natural light. While artificial lighting can enhance your home, nothing beats the warmth and energy of natural light. The easiest way to let this into your property is to open your curtains.

It’s easy to want to keep the curtains closed for a neat look, but natural light is much more valuable. Open those windows and let the light in to highlight your home’s features and create a warm, inviting atmosphere that makes buyers feel at ease.
